Tired of looking at home after home and losing out on the one’s you like to another buyer? If yes, here are a few things you can do so you get the home you want!

  1. Be specific with your agent on what you want- Tell your agent all the things that are important to you in purchasing your new home. This should include bedrooms, baths, schools, home design (I.e. ranch, 2-story, basement or not, finished or unfinished, yard big or small, swim/tennis, etc…)
  2. Be sure you know what you can afford and stay in your budget. Note: Lower property taxes can afford you a bit of wiggle room and can help you choosing one home over another if price is the only difference.
  3. Don’t leave a home you love thinking it will be there tomorrow. Make an offer and move forward especially if inventory is tight in your market.
  4. Determine if you have the patience and time to do renovations.
  5. Work with your lender to understand the various loan options available to you based on your needs. For example: If you find a home you love but it needs some renovating, there are loans that could meet your needs.
  6. Don’t try to low ball a seller and make an offer that doesn’t make sense. Note: Your realtor is your guide in making a smart and fair offer.
  7. Take a home buyers education class to help you become more savvy with the process.
